During the property search phase, we identify properties that match your requirements and arrange viewings at a pace that suits you. We are not estate agents and we do not earn commission from developers, so our advice is independent.
Before you commit, our due diligence checks cover the property's legal status, any outstanding debts or liens on the title deed, zoning compliance and building permits. If the property is part of a citizenship application, we verify that it meets the $400,000 threshold and that the valuation report will support your case.
Military clearance is required for all property purchases by foreign nationals. We submit the application to the relevant military authority and follow up until approval is granted. Once clearance is received, we coordinate the tapu transfer at the Land Registry Office, arranging the sworn translator and ensuring all documents are in order.
After the transfer, we handle utility registration so your electricity, water, gas and internet are connected and billed in your name. We also arrange your DASK earthquake insurance, which is compulsory for all property owners in Turkey.
